Quarterly Market Detail - Q3 2022 Single Family Homes Monroe County

Q3 numbers are in for single family homes in Monroe County. What we have been seeing the last few months definitely shows in the numbers. Sales have continued to be down for Q3 2022 and days on market have increased by 65%. We had seen a slight uptick in inventory earlier this year, however new listings are still down 18% over last year. While we anticipated seeing more homes come on the market, it still has not happened at the rate anticipated. Signs are leaning towards a more balanced market but we aren't quite there yet.

Florida Keys Single Family Home Stats are out for July 2022

The number of closed sales is down almost 50% year over year for single family homes in the keys. We continue to see decreases in that number due to having low inventory for so long, however there are hints of some changes. We did have an increase in new listings of 10.2%, which is the first double digit increase in new inventory we have seen in quite some time. Another import factor is pending inventory dropped 16.9%. With more supply coming in we could see a continued shift in the market, making it more balanced.
