June 2022 sees a slight increase in Townhome & Condo Inventory

The Florida Keys Board of REALTORS® has come out with it's June 2022 numbers for Townhomes & Condos keys-wide. As expected we continue to see a decrease in the number of sales due to lack of inventory compared to where we were in June several years ago. We did however see a slight increase of 8.1% in inventory compared to June 2021. With inventory not back to balanced levels we continue to see higher prices as well, with the average sales price up 23.4%.

Florida Keys Single Family Home Stats are out for 2Q 2022

We are finally starting to see a slight change in the numbers. While sales prices continue to be on the rise over 2021 we have just recently seen inventory numbers increase. Single family home inventory keyswide is up 20.8% over Q2 2021. It will be interesting to see how these increased inventory numbers play out in the next few months as it relates to sales prices.

May 2022 Numbers for Single Family Homes in the Florida Keys

We are continuing the trend of the number of closed sales being down compared to the same time last year with the average sales price increasing 37.2% over last year for single family homes. Inventory continues to be low here in the Florida Keys however we did have an increase in active inventory of 6.6%. It's not a huge increase but it could be a sign that we are going to start to see more inventory come back into the market over the next few months. Also interesting to see in the May report is that the median percent of sold to original list price is on 99.9%. Read the full report here.
