LoKation Real Estate Review: A Florida Keys Realtor's Take

I've sold Florida Keys real estate since 1988. Along the way I've hung my license with many of the big names, from Century 21 to Sotheby's International Realty, with RE/MAX and Coldwell Banker in between.
Today I'm a Realtor with LoKation Real Estate. If you're an agent poking around online, wondering whether the grass really is greener, here's my honest take. Full disclosure: LoKation pays me a small referral credit if you join through my link.
Money Talks
I pay LoKation $99 a month and $99 per transaction side, and I keep 100% of my commission. How can you not like that?
I'm not saying agents who pay their brokerage big money get nothing for it. Some see real value. But in all my years, no brokerage has shown me a value proposition anywhere close to what LoKation offers. The difference adds up to thousands a year.
You can reinvest that money in your business, such as marketing, a better website, or an assistant. You can put it in your pocket. Or you can strike a smart balance between the two.
What You Get for $99
This is what surprised me. I expected bare bones. Instead there's a deep toolbox, much of it free, and the rest a la carte, often at a discount. You pay for what you want and skip what you don't. Leadership is easy to reach and actually knows the business, and the company keeps pushing its technology forward.
The best way I can put it: you're in business for yourself, but not by yourself. It's like owning your own brokerage without the headaches. Having been a broker-owner, I don't miss them.

Frequently Asked Questions
How much does LoKation Real Estate charge agents?
LoKation charges flat fees instead of taking a commission split. I pay $99 a month and $99 per transaction side, and I keep 100% of my commission. LoKation also offers a Silver plan with no monthly fee and a higher per-transaction fee, built for less active agents who close only a deal or two a year. Fees can change, so confirm current pricing when you talk with LoKation.
Does LoKation require a long-term contract?
No. According to LoKation, there is no long-term contract and agents can leave at any time. Agents can also change plans.
Is LoKation a good fit for Florida Keys agents?
It's a strong fit for experienced, self-directed agents who want to keep more of their commission and run their own business with real support behind them. LoKation reports over 5,000 agents and ranks among the 10 largest independent brokerages in the U.S., with a big presence in South Florida, but it isn't the biggest name in the Keys. Agents who depend on a well-known local Keys brand may prefer a local company.
Do LoKation agents get an office?
LoKation doesn't provide a desk for agents to sit in. If you need a physical presence, LoKation will work with you on establishing your own personal branch.
