2026 Monroe County - Florida Keys - Conforming Single Family Loan Limit

2026 Conforming Loan Limit for the Florida Keys

2026 florida keys conforming loan limit

The Federal Housing Finance Agency has released the 2026 conforming loan limits, and buyers in the Florida Keys will see a higher threshold for conventional financing. The Keys operate on a different price pattern than most Florida markets, so it helps to know how this affects your borrowing power. If you are planning a purchase, here is where to go if you are buying a home in the Keys.

2026 Conforming Limit for Single Family Homes

For 2026, the conforming loan limit for a one unit home in the Florida Keys is $990,150. This limit applies to Monroe County, which covers Key Largo, Islamorada, Marathon, the Lower Keys, and Key West.

Most other counties in Florida use the standard conforming limit of $832,750. The higher amount in the Florida Keys reflects the unique price structure of our local real estate market.

How Conforming Loans Work

A conforming loan is a conventional mortgage that meets the requirements for purchase by Fannie Mae or Freddie Mac. Staying within the conforming limit can provide:

  • Access to more lender programs
  • Potentially lower down payment options
  • Smoother underwriting compared to jumbo loans

Once a loan amount rises above the limit, it is typically treated as a jumbo loan. Jumbo financing may require stronger credit profiles, additional documentation, or larger cash reserves.

When the New Limits Begin

The 2026 limits apply to loans acquired by Fannie Mae and Freddie Mac on or after January 1, 2026. If you are buying near the end of the year, your lender can confirm which limit applies to your loan.

Why This Matters for Florida Keys Buyers

Because home prices in the Keys run higher than most parts of Florida, the increased limit helps buyers:

  • Qualify for conventional financing on more homes
  • Reduce reliance on jumbo loan programs
  • Increase flexibility when choosing lenders
  • Stay competitive when making offers

Whether you are exploring Key Largo, Islamorada, Marathon, the Lower Keys, or Key West, understanding the conforming loan limit is an important part of planning your purchase.

I have lived in Key Largo since 1977 and have been a licensed Florida real estate professional since 1988. If you would like help understanding how the 2026 conforming limit affects your buying options, feel free to reach out anytime.

October 2025 Florida Keys Market Update

I’m Jim Signor, Broker-Associate with LoKation Real Estate here in the Florida Keys. October was a steady and active month for the residential market across Monroe County. More homes came on the market compared to last year, buyers continued writing contracts, and closed sales finished strong. Prices eased a bit year over year, but they remain elevated by long-term standards because demand for the Keys lifestyle has not gone away.

This update gives you a clear look at where the Florida Keys residential market stands as we move toward season. If you want to see what is available right now, you can always browse the latest residential listings on KeysListings.com.

October 2025 Residential Snapshot for Monroe County

Here is how October 2025 compared to October 2024 in the Monroe County residential market:

  • Active listings: 1,430 homes (up 7.8%)
  • Pending inventory: 165 homes under contract (up 15%)
  • Closed sales: 144 homes sold (up 26%)
  • New listings: 289 homes coming to market (up 16%)
  • New pending sales: 149 homes going under contract (up 42%)
  • Median sale price: $900,000 (down 7.7%)

Inventory and New Listings

Active residential inventory continued to climb in October. The 1,430 homes on the market reflect a solid increase over October last year. New listings also improved, with 289 sellers bringing their homes to market during the month. For buyers, this means more chances to compare neighborhoods, construction types, and price ranges across the Keys.

Buyer Activity and Pending Sales

Buyer activity stayed strong. New pending sales jumped to 149 homes, a noticeable gain over last October. The month ended with 165 homes under contract in the Florida Keys residential market. Rising inventory combined with stronger buyer movement suggests a well-balanced market heading into winter.

Closed Sales and Home Prices

Closed residential sales reached 144 for the month, which is a solid year-over-year increase. The median sale price settled at $900,000. While that is lower than the same month last year, it is still high by long-term standards. Inventory remains limited here in the Keys, and properties with solid construction, good maintenance, or attractive locations continue to draw interest.

What This Market Means for Buyers

Rates have eased a bit in comparison to last year, and there are more homes available. If you are thinking about buying, this is a good time to look around. Well prepared homes still move quickly, especially when they offer boating access, updated systems, or good rental potential.

Buying in the Keys is different from many mainland markets. Flood zones, insurance, construction details, and neighborhood character all matter. My Buying in the Keys guide is a simple place to start if you want to understand how these pieces fit together.

What This Market Means for Sellers

Homes that are priced and presented well are selling. Buyers are active, and the increase in new listings means it helps to stand out. If you have been thinking about selling, this is a reasonable time to start preparing. Good photos, a clean presentation, and accurate pricing can make a real difference.

My Selling in the Keys page walks through how I help homeowners get ready, set a strategy, and move through the process with confidence.

Should You Consider a 50-Year Mortgage in the Florida Keys?

50-Year Mortgages: Just Another Tool in the Toolbox

50 year mortgage florida keys

Lately, it seems like everyone, from national experts to social media commentators, has an opinion about 50-year mortgages. Some argue they are reckless, others say they are the future of home affordability. As usual, the loudest voices tend to live on the extremes.

While 50-year loans are not available from most U.S. lenders today, the topic has re-emerged in industry discussions as affordability challenges grow.

The reality is simple: there is no one-size-fits-all answer.

For some buyers, the concept sounds outrageous. Plenty of people already think 30 years is too long when a 15-year loan typically offers a better rate. Others go further and say, “Do not buy unless you can pay cash.” On the opposite end, a 50-year amortized loan is almost interest-only in the early years, and that is exactly what makes some people nervous.

So is there a place for it? I think yes, depending on the situation.

Perspective from Experience

I am speaking from experience. Years ago, I used a true interest-only loan, not forever, but long enough to make an otherwise out-of-reach investment possible. Later, I refinanced into a super-low fixed-rate mortgage. That combination worked out well because the Florida Keys real estate market appreciated over time. The lesson is straightforward: financing tools like these can work when they fit your goals and when the market supports them.

Why It Matters in the Florida Keys

The Florida Keys is a unique market. Property values here have generally performed well over the long term, especially for well-located homes. Because most owners do not hold their properties for anywhere near 30 years, much less 50, the focus often is not on paying a loan down to zero. It is about using financing strategically to gain access to an appreciating market.

If a longer loan term helps a you buy a property that would otherwise be out of reach, it is worth a thoughtful look. The key is understanding how long you plan to hold the home, your long-term goals, and how the local market behaves. For example, many Keys homeowners use shorter-term ownership windows and later reinvest in other areas or property types.

Even though 50-year mortgages are largely speculative at this point, it’s useful to think about how longer-term financing could affect a market like the Keys if it were introduced.

Big-Picture Thinking

  • Match the loan term to your expected ownership timeline, not a theoretical 30 or 50 years.
  • Factor in total cost of ownership: principal and interest, property taxes, insurance, and maintenance.
  • Know your exit options: hold, sell, or refinance if rates and qualifications improve.
  • Choose based on goals and risk tolerance, not internet debates.

A 50-year mortgage will not be right for everyone, and that is fine. The important thing is to view it for what it is: another tool in the toolbox. Just as a 15-year loan makes sense for one person and an interest-only loan made sense for me years ago, the right choice depends on the buyer’s circumstances, goals, and local market dynamics.

If you are exploring financing options in the Keys, lean on a trusted advisor who will look at your situation from a big-picture view, not just the rate, but how the plan fits your lifestyle, your investment strategy, and your long-term plans. You can also explore Fannie Mae’s official resources for an overview of long-term mortgage products and lending trends.

Frequently Asked Questions

What is a 50-year mortgage?
It is a home loan amortized over 600 months. Payments are lower than a 30-year loan, but total interest paid is higher and equity builds more slowly early on.

Who might consider a 50-year term?
Buyers who value lower monthly payments, plan to hold the home for a finite period, or expect to refinance later. It can also help when entering higher-priced coastal markets if the overall plan and risk tolerance fit.

Do most owners keep loans for 30 or 50 years?
No. Average ownership periods are much shorter. Many owners sell or refinance within 5 to 10 years, which is why term choice should match goals and expected timeline.

Can I refinance a 50-year mortgage later?
Yes, refinancing into a shorter term or lower rate is common if market conditions improve and you qualify. Closing costs and break-even timing should be reviewed.

How does the Florida Keys market affect this decision?
The Florida Keys have generally shown long-term price appreciation in well-located properties. If your plan is to own for a set period and you value cash flow flexibility, a longer term can be one tool among many. Always factor in taxes, insurance, and maintenance.

Are 50-year mortgages available today?
Not yet. While 50-year loans have sparked a lot of conversation about affordability, they aren’t currently offered by most U.S. lenders. The idea is more of a long-term industry discussion than an available product today.

Monroe County Lifts Dowstairs Enclosure Limits | Florida Keys Real Estate Update

Monroe County Removes Downstairs Enclosure Restrictions: What It Means for Keys Homeowners and Buyers

Monroe County Flood Zone Update October 2025

Monroe County Flood Zone Update October 2025

Monroe County commissioners voted unanimously on October 15, 2025, to remove long-standing floodplain construction limits, a move that could make things easier for both current homeowners and future buyers throughout the Florida Keys.

Key Change: Downstairs Enclosure Limits Removed

What exactly changed?
The county officially eliminated the 299-square-foot restriction on enclosed areas beneath elevated homes. Officials also ended the inspection requirement for those areas prior to property transfers and retired the Floodplain Certificate of Compliance program.

These changes mean fewer complications when buying, selling, or improving homes in flood zones, provided that new work still follows FEMA and local code requirements.

Why Monroe County Made the Change

Why did the county relax these floodplain rules?
Back in 2002, FEMA placed Monroe County on probation for not doing enough to prevent people from converting downstairs enclosures into living space. The county responded by creating strict limits to maintain eligibility in the National Flood Insurance Program (NFIP).

Over the years, these restrictions became burdensome for residents, contractors, and real estate professionals. In 2025, after continued dialogue with FEMA, Monroe County reached an agreement to end the previous “Implementation Plan.” The county now uses more effective systems to identify and manage non-compliant enclosures, allowing greater flexibility without risking FEMA’s support.

➡️ View Florida Keys Homes for Sale at KeysListings.com

What This Means for Homeowners

Can homeowners now finish or expand their downstairs areas?
If you own a stilted home in the Keys, this decision could open new opportunities. Homeowners now have more freedom to modify or expand downstairs enclosures for storage, recreation, or parking, as long as improvements remain compliant with floodplain regulations.

Important: Living space below base flood elevation (BFE) is still restricted. Always verify design and permit requirements with the Monroe County Building Department before starting any project.

For sellers, the elimination of floodplain compliance certificates could help streamline real estate transactions and reduce red tape during closings.

What Buyers Should Know

How does this update affect buyers in the Florida Keys?
For buyers, this update is a sign that Monroe County continues to modernize its floodplain rules. Some properties that previously seemed limited may now offer new potential for functional space below elevated homes.

Still, it’s crucial to work with a knowledgeable local agent and inspector to confirm that any existing enclosures are permitted and compliant. FEMA and local flood rules still apply and violations can affect insurance and resale value.

Why This Matters for Keys Homeowners and Buyers

Will this change boost confidence in the Keys real estate market?
Yes, and it goes beyond real estate transactions. As a homeowner, this update means I can better protect my belongings from the elements day to day. Boats, trailers, and gear that don’t fit in a 299-square-foot space can now be stored neatly and safely under cover.

It’s also a win for neighborhoods. With more flexibility to enclose space properly, owners can reduce clutter and improve curb appeal - a small change that makes a big difference across our island communities. Over time, that pride of ownership and organization naturally strengthens property values and market confidence.

It’s also a positive signal that local leaders and FEMA are working together to balance safety with livability in the islands.

Spread the Word

If you know someone who owns or is thinking about buying in the Keys, share this update. Flood zone rules affect nearly every property here, and understanding these changes can help homeowners plan smarter renovations and smoother sales.

Florida Keys Real Estate Market Report – September 2025 | Jim Signor, LoKation Real Estate

Market Report – September 2025

Data source: Florida Realtors SunStats, Monroe County Residential, September 2025 vs September 2024. Figures may be revised by the source after publication. Information deemed reliable but not guaranteed.

florida keys market report september 2025

Snapshot of the Florida Keys Housing Market

This September 2025 update looks at the entire Florida Keys (Monroe County). The market here follows its own rhythm - things ease up in late summer, but activity never really stops in the Keys. As we turn the corner into fall, the Keys are shifting gears for another busy season filled with events, visitors, and fresh buyer activity. Reviewing these year-over-year numbers offers a clear view of where the market stands heading into the final stretch of the year.

Key Market Highlights – September 2025 vs September 2024

  • Active Inventory: 1,382 (▲ 11%)
  • Pending Inventory: 172 (▲ 8.2%)
  • Closed Sales: 139 (▲ 23%)
  • New Listings: 152 (▼ 16%)
  • New Pending Sales: 133 (▲ 11%)
  • Median Sale Price: $950,000 (▲ 16%)

Market Interpretation

September’s data paints an encouraging picture across the Florida Keys. Closed sales jumped 23% from last year, and pending activity continues to strengthen. New pending contracts rose 11%, and pending inventory is up 8.2%, showing that demand is holding firm as we roll into the busy season.

Active inventory also increased 11%, giving buyers more to choose from, while new listings actually declined 16%. That’s not a bad thing — fewer new listings can signal stability and sustained demand. It means buyers have solid choices, but sellers aren’t flooding the market, which helps keep prices healthy.

The median sale price rose to $950,000, a 16% gain over last year. Overall, it’s a balanced but energetic start to fall - more closings, more pending activity, and steady pricing momentum as the Keys head into the heart of the busy season.

On the national level, home sales reached their strongest pace in seven months, supported by improving affordability and slightly lower mortgage rates. The average 30-year fixed rate started July at 6.67% and now hovers near 6.17%, according to Mortgage News Daily. That small adjustment is giving well-positioned buyers a reason to re-engage - a trend we’re seeing play out across the Keys as the season gains momentum.

Seasonal Notes

  • Inventory tends to build after January as sellers return and listings refresh.
  • Fall marks the beginning of the busy season - Fantasy Fest, the Championship Powerboat Races, perfect weather, and more bring visitors and energy back to the islands.

These events always spark activity. Buyers visiting for festivals often turn into buyers of second homes or investment properties, while sellers gain exposure to a larger pool of interested prospects.

What This Means for Buyers and Sellers

  • Buyers: With inventory up and pending activity climbing, fall is an excellent time to get positioned before winter demand peaks. Having financing ready and understanding the local market helps you act fast on standout homes.
  • Sellers: The early-season buzz means it’s time to shine. Presentation and price accuracy matter more than ever. Serious buyers are back in town - and many want to close before year’s end to enjoy their new Keys home this winter.

Key West Real Estate Market Report – August 2025

key west real estate market

Data source: Florida Realtors SunStats, Key West (City) Residential, August 2025 vs August 2024. Figures may be revised by the source after initial publication. Information deemed reliable but not guaranteed.

Snapshot of the Key West Housing Market

This August 2025 update focuses on Key West. The Florida Keys follow a familiar rhythm - activity often eases in late summer before picking up again in fall. Reviewing these year-over-year numbers shows how the market is trending right now.

Key Market Highlights – August 2025 vs August 2024

  • Active Inventory: 248 (+6.0%)
  • Pending Inventory: 27 (–36%)
  • Closed Sales: 32 (+14%)
  • New Listings: 35 (–5.4%)
  • New Pending Sales: 24 (–29%)
  • Median Sale Price: $1,097,500 (+5.3%)

Market Interpretation

The August 2025 snapshot shows how Key West is performing compared with the same time last year. Closed sales increased 14% while new pending contracts dropped 29% and pending inventory fell 36%. That mix points to a market that is still moving, but at a more deliberate pace.

Active listings are up 6% and the median price rose 5.3% to $1,097,500. Nationally, many markets see more selection and cautious contracting. In Key West this aligns with our seasonal rhythm. Late summer is quieter, then momentum usually returns as out of town buyers plan for winter.

For those trying to time the market by waiting, recent months have shown that waiting often means watching prices edge higher while missing another season of Keys living. Most Keys buyers are lifestyle-focused - people who’ve already built their success and are now deciding how they want to live it, right here in paradise.

City of Key WestCity of Key West

What This Means for Buyers and Sellers

  • Buyers: Slightly higher inventory and slower new pending sales can create opportunities. Stay ahead by creating a saved search so you see the latest Key West homes for sale as soon as they hit the market.
  • Sellers: Serious buyers remain active, but they’re focused on well-priced homes. Preparation and smart pricing are what separate listings that move from those that sit.

For Buyers

Interest rates have eased slightly, giving buyers a touch more breathing room. Confidence is improving across the Keys, and well-priced homes in Key West are still drawing offers. If activity keeps building into fall, waiting could mean facing tighter competition.

For Sellers

While buyers are out there, they’re making offers on homes positioned as values - no one is going to overpay. Serious buyers remain active, and competitively priced listings are the ones moving. With limited inventory, well-presented homes still stand out quickly. If you’ve been thinking about selling, now’s the time to position early before renewed winter demand arrives - the listings seen as the deal of the day are the ones that move first.

Key West Market FAQ

Is early fall a good time to buy?
Often yes. With some buyers pausing travel plans or waiting for rate changes, inventory can sit a bit longer - giving you time to evaluate options and negotiate from a position of knowledge. A saved search keeps you first in line when new listings appear.

Are prices still rising?
Yes. The August 2025 median sale price in Key West was $1,097,500, up 5.3% from August 2024. Even as pace shifts, well-positioned homes continue to attract qualified buyers.

While the national headlines talk rates and markets, in Key West the conversation usually turns to sunshine, fishing reports, and where to catch the best sunset. Maybe that’s why our real estate market keeps its own rhythm. Numbers matter, but lifestyle always wins — and that spirit is perfectly captured right here at Mile Marker 0.

Market Interpretation

Active Inventory (1,443 – up 15%)
Inventory continues to build compared to last year, giving buyers more choices across the Florida Keys. While higher supply can ease competition, demand has been strong enough to keep the market moving.

Pending Inventory (188 – up 13%)
The pipeline of homes under contract has grown, showing that buyers are still stepping in even with higher prices. This reflects steady underlying demand.

Closed Sales (160 – up 18%)
Completed transactions rose year over year, confirming that the increase in pending sales is carrying through to closings, not just activity on paper.

New Listings (205 – up 10%)
Sellers are continuing to bring homes to market. A steady flow of new listings adds fresh opportunities for buyers, which helps balance the market.

👉New Pending Sales (168 – up 41%)
This is the standout number for the month. The sharp rise in new contracts signals a burst of buyer activity, suggesting confidence in Keys real estate despite broader economic uncertainty.

Median Sale Price ($930,000 – up 13%)
Prices remain on an upward trajectory, reflecting the combination of strong demand and the unique, limited supply of Florida Keys properties.

What This Means for Buyers and Sellers

  • Buyers: More inventory means more options. Watch for motivated sellers while pendings accelerate.
  • Sellers: Strong new pendings and firmer closings indicate active buyers. Accurate pricing and presentation are still critical.
