October 2025 Florida Keys Market Update

More homes came on the market compared to last year, buyers continued writing contracts, and closed sales finished strong. Prices eased a bit year over year, but they remain elevated by long-term standards because demand for the Keys lifestyle has not gone away.

October 2025 Residential Snapshot for Monroe County

Here is how October 2025 compared to October 2024 in the Monroe County residential market:

  • Active listings: 1,430 homes (up 7.8%)
  • Pending inventory: 165 homes under contract (up 15%)
  • Closed sales: 144 homes sold (up 26%)
  • New listings: 289 homes coming to market (up 16%)
  • New pending sales: 149 homes going under contract (up 42%)
  • Median sale price: $900,000 (down 7.7%)

Inventory and New Listings

Active residential inventory continued to climb in October. The 1,430 homes on the market reflect a solid increase over October last year. New listings also improved, with 289 sellers bringing their homes to market during the month. For buyers, this means more chances to compare neighborhoods, construction types, and price ranges across the Keys.

Buyer Activity and Pending Sales

Buyer activity stayed strong. New pending sales jumped to 149 homes, a noticeable gain over last October. The month ended with 165 homes under contract in the Florida Keys residential market. Rising inventory combined with stronger buyer movement suggests a well-balanced market heading into winter.

Closed Sales and Home Prices

Closed residential sales reached 144 for the month, which is a solid year-over-year increase. The median sale price settled at $900,000. While that is lower than the same month last year, it is still high by long-term standards. Inventory remains limited here in the Keys, and properties with solid construction, good maintenance, or attractive locations continue to draw interest.
