There were 768 single-family homes for sale across the Florida Keys in September 2026, 15% fewer than a year ago. That is the number I watch first, because supply sets the tone for everything else in this market. Below, single-family and condo/townhouse are broken out side by side, each compared to September 2025.
September 2026 at a Glance: Single-family homes are scarcer than a year ago, yet more are under contract, which favors sellers heading into the winter season. Condo supply fell even faster, but contract activity is lighter, so condo pricing needs to stay close to recent sales.

Two things are true at once on the single-family side. More owners chose to list this September than last, yet the number of homes for sale is still well below a year ago. Supply has been tight for months, and one month of extra listings has not refilled it.
Fresh contracts written during the month did slip from a year ago, and closings landed on exactly the same count as September 2025. Read together, demand is steady rather than surging. It is simply working against a smaller pool of homes.
About that median price. It is the middle sale of the month’s closings, and it came on the same number of sales as last year. It tells you more of September’s buyers closed on higher-priced homes. It does not mean Florida Keys homes are worth that much more than they were a year ago.

Condo/Townhouse: September 2026 vs. September 2025

Condo and townhouse supply took the bigger hit this month. Active inventory fell harder here than on the single-family side, and it was the steepest decline anywhere in this report.
The rest of the picture is mixed. New listings rose from a year ago after falling 20% in August, and closings edged up as well. Pending inventory fell, though, and new contracts only matched last September, so the pipeline heading into fall is lighter than the closings suggest.
The median slipped modestly on just 30 sales. A sample that small can move on a couple of transactions at either end of the price range, so I would not read it as a change in what condos are worth.

What the September Numbers Point To
This is the second month in a row that single-family inventory has run well below last year while pending inventory sits well above it. The August 2026 Florida Keys report showed the same shape. One month can be noise. Two in a row, heading into fall, looks like a pattern.
September sits at the peak of hurricane season and is traditionally one of the slower months of the year in the Keys. Holding closings level with last year during that stretch, with fewer homes to choose from, tells me the buyers who are here are serious.
My read is that the single-family market points to a firm fall, with well-priced homes continuing to find buyers ahead of the winter season. Condos are on their own track, with supply shrinking faster than demand is pulling back.
A Word to Buyers
Here is what waiting looks like from my side of the desk. While some buyers hold out for more inventory, others are closing, tying a boat up out back, and planning their first winter in the Keys. The extra inventory has not shown up. New listings are up, but so is the number of homes under contract.
If you have been watching from afar, the most useful thing you can do now is line up your financing and settle your must-have list, so you can move the week the right home lists. Browse the newest Florida Keys homes for sale, or see how buying in the Florida Keys works before you start.
A Word to Sellers
Single-family sellers are listing into a market with 15% fewer competing homes than a year ago and 18% more already under contract. That is a favorable spot to be in just before the winter season, when out-of-town buyers return. Listing ahead of that wave puts your home in front of them first.
Condo sellers have less competition too, but contract activity is lighter, so pricing to recent closed sales matters more than last year’s headlines.

Florida Keys Real Estate: Frequently Asked Questions
Did Florida Keys home prices go up 26% in September 2026?
No. The single-family median of $1,290,000 was 26% above September 2025, but that is only the middle sale price of one month, set by which homes happened to close. Across all residential property types combined, the median was $1,025,000, up 7.9% from a year earlier, a calmer read on where prices stand.
How many condos are for sale in the Florida Keys?
There were 268 condos and townhouses for sale in the Florida Keys in September 2026, 23% fewer than in September 2025. That was the sharpest drop in supply of either property type this month.
Are more homes being listed for sale in the Florida Keys?
Yes. New single-family listings rose 11% and new condo and townhouse listings rose 8.3% compared to September 2025. Even so, total supply stayed well below a year ago, so the added listings have not made up for the homes that sold or came off the market over the past year.
How many homes sold in the Florida Keys in September 2026?
Residential closings across the Florida Keys totaled 144 in September 2026, up 3.6% from 139 a year earlier. Single-family closings held level with last year at 102, condo and townhouse closings rose 7.1% to 30, and the remaining 12 were other residential property types.
