This September 2025 update looks at the entire Florida Keys (Monroe County). The market here follows its own rhythm - things ease up in late summer, but activity never really stops in the Keys. As we turn the corner into fall, the Keys are shifting gears for another busy season filled with events, visitors, and fresh buyer activity. Reviewing these year-over-year numbers offers a clear view of where the market stands heading into the final stretch of the year.

- Active Inventory: 1,382 (▲ 11%)
- Pending Inventory: 172 (▲ 8.2%)
- Closed Sales: 139 (▲ 23%)
- New Listings: 152 (▼ 16%)
- New Pending Sales: 133 (▲ 11%)
- Median Sale Price: $950,000 (▲ 16%)
Market Interpretation
September’s data paints an encouraging picture across the Florida Keys. Closed sales jumped 23% from last year, and pending activity continues to strengthen. New pending contracts rose 11%, and pending inventory is up 8.2%, showing that demand is holding firm as we roll into the busy season.
Active inventory also increased 11%, giving buyers more to choose from, while new listings actually declined 16%. That’s not a bad thing — fewer new listings can signal stability and sustained demand. It means buyers have solid choices, but sellers aren’t flooding the market, which helps keep prices healthy.
The median sale price rose to $950,000, a 16% gain over last year. Overall, it’s a balanced but energetic start to fall - more closings, more pending activity, and steady pricing momentum as the Keys head into the heart of the busy season.
On the national level, home sales reached their strongest pace in seven months, supported by improving affordability and slightly lower mortgage rates. The average 30-year fixed rate started July at 6.67% and now hovers near 6.17%, according to Mortgage News Daily. That small adjustment is giving well-positioned buyers a reason to re-engage - a trend we’re seeing play out across the Keys as the season gains momentum.
