June 2021 closed sale units were up

The number of closed sales of single-family homes increased 94.5% in 2021 as compared to the same month in 2020. This makes sense when you consider the impact of covid-19 restrictions in 2020 plus the lag in time between the execution of a purchase agreement and the actual closing date.  Click for a pdf version of this Monroe County market report.

The "pending" inventory of single-family homes is relatively flat as compared to 2020.  The challenge remains the actual inventory "active listings" of homes for sale which is down nearly 58%.  When the number of active listings begins to normalize, we will see the market change and become more balanced and palatable to a greater number of buyers.  Most experts agree that, given the overall real estate climate, the consumers should not confuse "market change" with "market decline" - there remains a lot of demand for homes in the Florida Keys.
