Three Common Pricing Mindsets
When I work with sellers, I ask them to define their approach clearly. Most fall into one of these three categories:
Aggressive / Market-Beating
“Let’s be the deal of the day.” Pricing at or below recent comparable sales to generate strong, immediate interest.
Competitive with Room to Adjust
“Let’s test the waters, but stay responsive.” Pricing near market value, with flexibility to make changes if activity is slow.
Room to Negotiate
“Let’s start high and see what happens.” Listing above market with "room to negotiate" and the expectation that buyers will come in lower.
Each approach is valid — as long as it matches your actual timeline and your willingness to adapt.
