Real estate sales volume projected to exceed $2 billion for 2020

The Florida Keys are on pace for record-setting sales volume for 2020

The latest market report prepared by Coldwell Banker Schmitt Real Estate Company indicates the total closed volume year-to-date through November is $1,959,456.  Given the number of pending sales, the Keys are on track to close in excess of $2 billion during 2020!  Through November, gross volume is up 22.3% during the year.

The Upper Keys submarket shows an increase of 28% during the same period.

These figures are just simple math reflecting the increased number of units sold and higher average sale prices.

Later, among other metrics, we will look at the number of pending sales, listing inventory and other factors that go beyond the local market such as interest rates, COVID-19, etc. and how real estate is affected in our area.

Number of properties sold in the Florida Keys through November 2020

How does the number of properties sold through November 2020 compare with previous years?

The answer may surprise you!  Even with the Florida Keys being practically shut down for two months in early 2020 due to COVID-19, the real estate market bounced back big-time with 2,953 units closed by the end of November 2020.  This far exceeded the average over the past four years which was 2,531.5 and is a 13.1% increase as compared with 2019.

In the Upper Keys, the number of sales grew by 16.8% as compared to the previous year.

There are many contributing factors including historically low interest rates and demand for rural "safe" areas in response to COVID-19.

Preparing a home to hit the market in the summertime can be as simple as minimalizing, keeping up with the landscape, and washing windows. Here are the four best ways sellers can spruce up their homes to show – and sell – in the upcoming summer months.

1. Change up the interior decor

De-personalizing your home for tours involves removing mementos like family photos and children’s artwork, so replace these now-scarce spaces with a small plant or vase full of fresh flowers. Before a showing, open all shades and blinds to maximize natural light.

 

In the wake of spring cleaning, consider a minimalistic approach to how you rearrange your current décor for the summer – and remember that fostering a simple, refined appearance can help a space look clean and polished.

2. Complete quick fix issues

While a problem like nail holes may not be very noticeable, a compilation of issues like this can make the interior of a home look unkempt. Touch up chipped paint, wash windows inside and out, and clean baseboards – just to name a few.

 

If you’re feeling more ambitious, try tackling more time-consuming fixes like power washing the house or staining the deck.

3. Maintain curb appeal
