February 2023 Single Family Stats

The Florida Keys Board of Realtors has released the February 2023 numbers. Inventory continues to be the biggest factor when it comes to single-family homes in the Keys. In February, new listings were down 10% over the previous February. That lack of inventory is still a major factor affecting the reduced number of closings. The one thing we did see in February was a drop in median sale price over the previous year. This is the first time we've seen a decrease in sales prices since pre-pandemic times.

Florida Keys SF Stats for 2022

2022 continued to be a busy year in the Florida Keys, while single family sales were down by over 29%, lack of inventory was still the biggest contributing factor. Single Family new listings ended up being down over 5% from the previous year. If you go back to pre-covid years, single family home sales are still up year over year and the number of months of inventory still remains below 6 months.
